Immortal worms defy aging

Tuesday, February 28, 2012

Researchers from The University of Nottingham have demonstrated how a species of flatworm overcomes the ageing process to be potentially immortal.

The discovery, published in the Proceedings of the National Academy of Sciences, is part of a project funded by the Biotechnology and Biological Sciences Research Council (BBSRC) and Medical Research Council (MRC) and may shed light on the possibilities of alleviating ageing and age-related characteristics in human cells.

Planarian worms have amazed scientists with their apparently limitless ability to regenerate. Researchers have been studying their ability to replace aged or damaged tissues and cells in a bid to understand the mechanisms underlying their longevity.

Dr Aziz Aboobaker from the University's School of Biology, said: "We've been studying two types of planarian worms; those that reproduce sexually, like us, and those that reproduce asexually, simply dividing in two. Both appear to regenerate indefinitely by growing new muscles, skin, guts and even entire brains over and over again.

"Usually when stem cells divide ? to heal wounds, or during reproduction or for growth ? they start to show signs of ageing. This means that the stem cells are no longer able to divide and so become less able to replace exhausted specialised cells in the tissues of our bodies. Our ageing skin is perhaps the most visible example of this effect. Planarian worms and their stem cells are somehow able to avoid the ageing process and to keep their cells dividing."

One of the events associated with ageing cells is related to telomere length. In order to grow and function normally, cells in our bodies must keep dividing to replace cells that are worn out or damaged. During this division process, copies of the genetic material must pass on to the next generation of cells. The genetic information inside cells is arranged in twisted strands of DNA called chromosomes. At the end of these strands is a protective 'cap' called a telomere. Telomeres have been likened to the protective end of a shoelace which stops strands from fraying or sticking to other strands.

Each time a cell divides the protective telomere 'cap' gets shorter. When they get too short, the cell loses its ability to renew and divide. In an immortal animal we would therefore expect cells to be able to maintain telomere length indefinitely so that they can continue to replicate. Dr Aboobaker predicted that planarian worms actively maintain the ends of their chromosomes in adult stem cells, leading to theoretical immortality.

Dr Thomas Tan made some exciting discoveries for this paper as part of his PhD. He performed a series of challenging experiments to explain the worm's immortality. In collaboration with the rest of the team, he also went some way to understanding the clever molecular trick that enabled cells to go on dividing indefinitely without suffering from shortened chromosome ends.

Previous work, leading to the award of the 2009 Nobel Prize for Physiology or Medicine, had shown that telomeres could be maintained by the activity of an enzyme called telomerase. In most sexually reproducing organisms the enzyme is most active only during early development. So as we age, telomeres start to reduce in length.

This project identified a possible planarian version of the gene coding for this enzyme and turned down its activity. This resulted in reduced telomere length and proved it was the right gene. They were then able to confidently measure its activity and resulting telomere length and found that asexual worms dramatically increase the activity of this gene when they regenerate, allowing stem cells to maintain their telomeres as they divide to replace missing tissues.

Dr Tan pointed out the importance of the interdisciplinary expertise: "It was serendipitous to be sandwiched between Professor Edward Louis's yeast genetics lab and the Children's Brain Tumour Research Centre, both University of Nottingham research centres with expertise in telomere biology. Aziz and Ed kept demanding clearer proof and I feel we have been able to give a very satisfying answer."

However, what puzzled the team is that sexually reproducing planarian worms do not appear to maintain telomere length in the same way. The difference they observed between asexual and sexual animals was surprising, given that they both appear to have an indefinite regenerative capacity. The team believe that sexually reproductive worms will eventually show effects of telomere shortening, or that they are able to use another mechanism to maintain telomeres that would not involve the telomerase enzyme.

Dr Aboobaker concluded: "Asexual planarian worms demonstrate the potential to maintain telomere length during regeneration. Our data satisfy one of the predictions about what it would take for an animal to be potentially immortal and that it is possible for this scenario to evolve. The next goals for us are to understand the mechanisms in more detail and to understand more about how you evolve an immortal animal."

Professor Douglas Kell, BBSRC Chief Executive, said: "This exciting research contributes significantly to our fundamental understanding of some of the processes involved in ageing, and builds strong foundations for improving health and potentially longevity in other organisms, including humans."

Emerging Trends in Global Human Resource Management

? February 26th, 2012 ? Filed under Human Resources ? Tagged Emerging, Global, Human, Management, Resource, Trends Comments Off

Human resources management has evolved considerably and experienced a major transformation in form and function. Driven by a number of significant internal and external forces, human resources management has progressed from a maintenance function to what may now be regarded as the source of sustained competitive advantage for organizations operating in the global economy. In order to successfully steer any organization towards profitability, it is necessary for the management to recognize the role of the human resources department. The management also needs to invest a considerable amount of time to learn the changing scenario in the HR department, in order to survive the competition.

Some of the recent emerging trends in global human resource management are as follows:

Organizations need to prepare themselves to address people-centered issues regarding commitment right from the top management. As the recent quality management standards ISO 9001 and ISO 9004 focus more on people-centric organizations, there is a renewed thrust on HR issues, particularly on training.
Organizational models like Shamrock, Federal and Triple I need to refocus on people-centric issues and call for redefining the future role of HR professionals.
Organizations have introduced six-sigma practices to leapfrog ahead of competition in this world of uncertainty. Six-sigma develops a method for sustainable improvement by using precise analytical tools with leadership from the top. These practices improve organizational values and help in creating a defect-free product or services at minimum cost.
In most organizations a traditional HR department has almost become redundant as human resource outsourcing is the new accession.
Recruiting competent people is becoming increasingly difficult as there is an increase in global job mobility. Organizations are required to work out a retention strategy for the existing skilled manpower by creating an enabling culture and adequate employee benefit services.

A company?s HR activities play a vital role in combating the crisis of high attrition rates, shortage of skilled employees and poaching strategies. The role of the HR manager is changing from that of protector to that of planner and change agent. As ?personnel? is the name of the game today, personnel directors are the new corporate heroes. Highly skilled and knowledge based jobs are increasing, thereby calling for future skill mapping through the right HRM initiatives. As most organizations want to be globally aligned, we are witnessing a change in systems, global payroll solutions, management cultures and philosophy. Companies are employing people from across the globe. This situation has given rise to a global HRM keeping in mind the need for multi-skill development across a motivated workforce.

Find It Games ? The Parade of Animals Puzzle (Giveaway)

Is it a game? Is it a puzzle? It?s both! Thanks to Find It Games the girls can now enjoy double the fun with their new interactive The Parade of Animals Puzzle ($13) that provides hours of fun.

The Parade of Animals puzzle portrays a world of creatures to behold when Noah gathered them as depicted in this significant event of historical relevance. In this beautiful artwork commissioned from painter Rachel Land is a vivid image of animals from across the globe ? from pandas to koalas.

This 300-piece puzzle was a fun change to our usual board game night. It took us about 2 hours to complete the entire puzzle but when we were done the kids felt a real sense of accomplishment. I admit that even I had fun talking and laughing with the girls while we tried to match colors and images. Of course, we let Kiana (6) work on the boarder while Kacie (9) and I tackled the harder middle sections.

In the end we had a beautiful work of art that showcased an important time in history which we took the opportunity to discuss in further detail.

However, not only did it provide an educational history lesson but it also introduced the girls to a few animals that they never heard of before. Included in the box is a pamphlet that describes the 40 different animals which can be found throughout the jungle scene and the girls had so much fun taking turns on locating them. Some were very challenging to find especially if they blended into the background.

There are currently 2 other scenes available in this series of puzzles ? On Dry Ground and Pharaoh?s Egypt ? and we?ll definitely be checking those out in the future. This is such a great idea that combines fun and education and we can?t wait to see if Find It adds even more scenes to their puzzle collection!

Who Needs Elder Care? ? All About Everything

The elder care is recommended for senior citizens who want to stay at their house but require constant care something which the family members will not be able to provide on a regular basis. With the elder care, the senior citizens would be provided with help from outside source while allowing them the opportunity to live at their homes independently as long as possible.

The services will differ from minimal health care for those with minimum health concerns, to intensive health care for seniors with health issues terminal illness, disability or recuperation. Family members of senior patients suffering from Alzheimer?s and other similar diseases mostly like to have the patient stay in the home environment with the help of elder care services.

The elder care service can be accessed simply by hiring a caregiver or also by contacting the service agencies for elder care. The elder care services may include stay-out as well as stay-in services. Thus some elder care services try to provide companionship services through stay-in workers while some just provide health aids according to the re-chalked time-table.

The companionship services of the elder care can ideal for those physically healthy senior citizens who need some form of help in order to fulfill their daily activities or ADLs. The main target of the service is to let the senior citizens live independently at their own homes for as long as possible. There is non-medical assistance.

The elder care has the task of providing a sense of companionship to the physically fit but lonely elders who live all by themselves. The elder care has the responsibility of providing information to the concerned family members about the senior member and also to provide security. The elder care tries to transform daily activities into enjoyable moments of fun activities and conversation starters like viewing old pictures, playing scrabbles, strolling around the park, solving puzzles etc. Hence, the elder care attempts to provide mental and emotional support to the seniors so that they can be mentally and physically alert.

Looking to find the best deal on elder care, then visit www.example.com to find the best advice on senior services for you.

Eat More Protein to Discourage Fat Development | SNS Post

Published on February 17th, 2012

By Rebecca Rose of ChoiceEating.com

A study published in January in the Journal of the American Medical Association concludes that people who are overweight would benefit from eating more protein. People who eat too little protein often consume too much fat and carbohydrates.

The imbalance results in the loss of lean muscle mass and a higher accumulation of fat.

For those who consume more calories than they burn, about 90 percent of the excess intake is stored as body fat if they take in lower levels of protein. For those with a higher intake of protein, only about 50 percent of excess calories is stored as fat.

The study also concluded that those who eat more protein also burn more calories while they are at rest. Researchers attributed this to the higher energy requirements for storing protein.

The study?s results also indicated that current recommended daily levels of 46 grams of protein for women and 56 grams for men may not be sufficient. Researchers determined that most people require about 78 grams of protein to prevent the loss of lean muscle. That translates to about 20 percent of daily calories that should come from protein.

Researchers emphasize that eating a healthy amount of protein becomes increasingly important as we age because we tend to lose muscle mass.

Eating a healthy higher-protein diet, however, does not necessarily mean it all has to come from meat. Nutritionists suggest Greek-style yogurt, ocean-caught fish and poultry as healthy ways to take in protein.

Those committed to vegetarian or vegan lifestyles can ensure they are getting enough protein by increasing their consumption of seitan, tofu and spinach. Beans, as a whole, and broccoli also tend to be relatively high in protein.

Flipping Commercial Real Estate | Cherif Medawar Real Estate ...

Flipping Commercial Real EstateAlthough many people are familiar with the term flipping with regard to residential homes, flipping commercial real estate also has some benefits?if done properly.? Flipping occurs when a real estate investor purchases an investment property and then quickly resells it for profit.? In today?s distressed commercial real estate market, the opportunity for flipping investment properties is greater than ever.

Types of Commercial Real Estate Flipping

There are several types of commercial real estate flipping.? The best-known way, a wholesale flip, occurs when an investor purchases a commercial property and sells it quickly to another investor, sometimes prior to closing.? The investor could also purchase a property at a low cost and then sell it at a higher price, which can occur in a market with rapidly rising property values.? In commercial real estate, the investor often puts the property under contract and locates a tenant with the option to either close after the tenant moves in or resell the property to another investor.? Because commercial investors prefer to purchase buildings that are at least 50 percent occupied, tenants can increase the value of the building and make it easier to flip.

Fix and Flip

Another common method used in flipping commercial real estate is known as ?fix and flip.?? Investors purchase commercial real estate that is in disrepair, normally at a price much lower than the market value.? They perform the renovations necessary to bring the building back to rental quality and then sell the building at a profit.? In some cases, flipping commercial real estate can restore a commercial area and help raise property values in the neighborhood.

Commercial Back Flips

In some cases, the investor can choose to work with a property owner whose commercial property is in default or with the owner?s attorney in an effort to let the current owner remain in their property.? In some cases, the investor may work directly with the lender.? When flipping commercial real estate in this manner, the investor purchases the property and resells the property back to the original owner for a higher price, holding the mortgage for a set period until the investment is fully paid.

Flipping commercial real estate is another method for obtaining a return on investment more quickly than in other methods of commercial real estate.? Visit www.cmrei.com for more information on my real estate training.

Should You Sue an Automaker for Bad Fuel Economy?

Heather Peters? victory in small claims court could loom large over the automotive industry.

Peters is the Honda Civic Hybrid driver who sued the car company in November 2011, arguing that her Civic not only failed to live up to the advertised EPA fuel-efficiency estimates, but also that her mileage decreased after she volunteered to have her Civic?s software reprogrammed, at Honda?s request, to extend the hybrid?s battery life. In Peters? claim, she stated that Honda "[f]raudulently represented gas mileage and hybrid performance. Also fraudulently induced me to do software update that made things worse."

Honda countered with a stack of testimonials by customers whose Civics are meeting or besting the EPA efficiency numbers, and by arguing that EPA?s numbers are estimates (your mileage may vary). But in February the small claims court commissioner in Los Angeles recently ruled in favor of Peters and awarded her $9867, though Honda is appealing the case.

The Peters case is another public-relations hit for Honda, which is still struggling to recover from the tsunami disaster a year ago and from the flop of its new Civic redesign for 2012. But this ruling, if it stands up, could resound across the car world. Could automakers really be held legally liable for fuel-economy estimates?

Inexact Science

Carmakers make no guarantee of fuel consumption. How could they? Not only are real-world driving conditions far different from the conditions under which new cars are tested, but driving styles vary wildly. So, because mpg is an inexact science, the EPA?s estimates for city, highway, and combined miles per gallon appear both as a single number and also as ranges for both city and highway driving.

In the case of Peters? 2006 Civic Hybrid, the single EPA number was 49 mpg for city and 51 for highway. But the ranges were 41 to 57 mpg city and 43 to 59 mpg highway. Peters and others taking legal action against Honda have claimed that their vehicles didn?t even meet the low end of these ranges much of the time.

However, here?s a further complication: Many auto experts don?t believe that the EPA tests do a good enough job at replicating real-world driving conditions and return overly optimistic mileage estimates (for reasons explained in full here). The EPA responded in 2008 and changed the way it calculates the window-sticker numbers, which is why a 2008 model has a lower EPA rating than an otherwise identical model from previous years?in some cases, the new ratings dropped the fuel economy estimates by 10 percent or more. Consider the Civic Hybrid: It was basically the same car in 2008 as it was in 2006, the year Peters bought hers. But because the EPA changed its methodology, the sticker mpg dropped from 49/51 on an ?06 Civic Hybrid to 40/45 on an ?08, with the combined figure falling from 50 mpg to 42 mpg.

So which set of numbers is more accurate? The EPA had 115 people supply their actual mileage figures from 2006 Civic Hybrids, while 61 people submitted their results from their 2008 Civic Hybrids. In both cases, real-world mileage was actually better than what the revised EPA estimates indicate. We saw the same thing recently when we tested two 40 mpg-rated cars?a new Hyundai Elantra and a Ford Focus?and did better than the latest EPA estimates. While we were suspicious of high-mileage claims, our results show that the new estimates are fairly good predictors of actual fuel efficiency (though your mileage will vary based on where, when, and how your drive). They?re certainly an improvement over the old tests.

But Peters? claim is not simply that her Civic Hybrid didn?t meet EPA numbers; rather, it?s that Honda knew the Civic wouldn?t achieve the original numbers?49 city and 51 highway?but used them anyway in its marketing. She claims that while the EPA certifies the window-sticker numbers, it?s up to automakers to determine which are the most realistic mileage claims to use for advertising. In other words: Carmakers can?t use any numbers that are higher the EPA?s estimates in their ads, but there?s nothing stopping them from using an estimate lower than the EPA?s.

Did Honda really believe or know that its Civic Hybrid wouldn?t live up to its estimates? Peters said yes; Honda denied it. This issue could be the crux of the appeal.

Software Update

The last twist in this tale involves a software update to the Civic Hybrid?s integrated motor-assist software. In 2010, Honda released a technical service bulletin that asked owners to return their cars to their dealerships to reflash their software "to help prevent IMA battery deterioration."

Honda said the issue was that the original factory programming engaged the battery-assist feature and auto idle stop (in which the gas engine shuts off at stops to eliminate engine idling) too often, which would diminish the battery life. In the TSB, Honda wrote that the effects of the reprogramming would include the following: (1) "When at an auto idle stop, the engine restarts sooner"; (2) "Even with up to four bars displayed on the IMA battery level gauge, auto idle stop may not occur"; and (3) "Reserving battery power to ensure that enough power is available to start the engine from a stop and for initial acceleration. This reduces IMA assist as vehicle speed increases."

We asked Chris Martin, a Honda spokesperson, if these changes would reduce fuel efficiency. His answer: "It depends. Some drivers would see an increase in fuel efficiency, but some would see decreases." We had our doubts about that?it would seem that using the battery less would necessarily lead to using the gas engine more, and getting decreased mileage. But Martin responded that it wasn?t that simple?not everyone would be using the battery less, which is why not everyone saw a decrease in fuel efficiency. The update programs the IMA software to work much the way it does Honda?s current hybrids.

To bolster his claim, Martin noted that Honda?s raw data for fuel economy estimates sent to EPA for certifying the Civic Hybrid did not change with the new software reprogramming (while minor variations occurred, the numbers came out the same).

Peters did not respond to PM?s emails about this story.

Legal Logjam?

This case is a strange one for a lot of reasons. For one thing, Peters filed in small claims court, which is informal and expedited, precludes a jury from hearing the case, and has no pretrial evidence discovery process. Perhaps most importantly, neither Honda nor Peters could have lawyers plead their cases on their behalf (Peters, however, is a former practicing lawyer).

However, several several other cases have been brought to trial or are still pending, the biggest of which is another case in California. A San Diego County Superior Court case is pending in a class-action lawsuit on behalf of 45,000 Hybrid Civic owners. Under proposed terms of that settlement, Hybrid Civic owners could receive up to $200 each and $1000 toward a new Honda.

The result of that huge suit, and Honda?s appeal in the Peters case, will go a long way toward sorting out these thorny questions of just who?s responsible for the mpg claims that appear in car ads and on the window stickers of shiny new cars on the dealer?s lot.

It's not fracking's fault, study says

Men with Cabot Oil and Gas work on a natural gas valve at a hydraulic fracturing site in South Montrose, Penn. Hydraulic fracturing, also known as fracking, stimulates gas production by injecting wells with high volumes of chemical-laced water in order to free up pockets of natural gas below.

By Alan Boyle

A university study asserts that the problems caused by the gas extraction process known as hydraulic fracturing, or "fracking," arise because drilling operations aren't doing it right. The process itself isn't to blame, according to the study, released today by the Energy Institute at the University of Texas at Austin.

The report is likely to add new fuel to a blazing controversy over fracking. Researchers reviewed the evidence contained in the reports of groundwater contamination from three prominent shale-rock formations where the process is employed: the Barnett Shale in North Texas, the Marcellus Shale in Pennsylvania, New York and other areas of Appalachia; and the Haynesville Shale in western Louisiana and northeast Texas.

The groundwater contamination is graphically portrayed in the documentary "Gasland," which showed residents near shale-gas operations setting their drinking water on fire as it came out of the tap. Worries about such contamination have sparked political resistance to fracking, leading some states and countries to hold up new drilling operations.

At the same time, shale gas is seen as an increasingly important domestic energy source. About a quarter of U.S.-produced natural gas currently comes from shale, and that proportion is projected to rise to nearly half by 2035. Last month, President Barack Obama suggested that the natural gas industry could support 600,000 jobs in America by the end of the decade, in large part due to the rise of hydraulic fracturing. In its latest budget request, the White House proposed new studies by the Environmental Protection Agency to ensure that fracking is done safely.

Mike Groll / AP

People take part in a rally against hydraulic fracturing at the Legislative Office Building in Albany, N.Y., on Jan. 23. New York state legislators are considering a number of bills to limit fracking.

"It's a game-changer in terms of the energy balance," study leader Chip Groat, associate director of the Energy Institute, told journalists today. He and other scientists discussed the report in Vancouver, Canada, at the annual meeting of the American Association for the Advancement of Science.

Where does fracking go wrong?
Hydraulic fracturing involves drilling deep into shale beds, then injecting water, sand and chemicals under high pressure to shatter layers of rock ? liberating trapped pockets of natural gas. The gas is captured for energy use, but the water and other byproducts have to be cleaned up. The procedure has been used since the 1950s, but it's become far more widely applied in recent years due to advances in horizontal-drilling technologies.

The researchers concluded that many of the reports of contamination can be traced to above-ground spills or other mishandling of the wastewater, Groat said. Other causes of the contamination include underground casing failures or poor cement jobs. "These problems are not unique to hydraulic fracturing," Groat said in a news release.

In the reports reviewed by the researchers, "we found no direct evidence that hydraulic fracturing itself ... was a cause for concern," he told journalists at the AAAS meeting. He acknowledged, however, that shale gas development "can be bungled" due to problems with drilling and extraction techniques used closer to the surface.

Such problems are most likely behind the water-on-fire phenomena documented in "Gasland." But it's difficult to identify precisely what the problem was or what the long-term effect will be without before-and-after data, Groat said.

"We really feel hobbled in a lot of these [cases] by the lack of baseline information," he observed.

Spencer Platt / Getty Images

Ray Kemble delivers fresh water on Jan. 18 to family members whose water was contaminated due to a shale-gas drilling operation hydraulic fracturing in Dimock, Pa.

Today's release of the final report follows up on a preliminary version that was issued last fall. In addition to discussing the causes of contamination, the report evaluated the ability of states to enforce existing regulations, and analyzed the public perceptions surrounding fracking.

Among the other findings:

  • Natural gas found in water wells within some shale gas areas, such as the Marcellus Shale, can be traced to natural sources. The report said the gas was probably present before the onset of shale gas operations.
  • Some states have actively addressed the regulatory issues surrounding shale gas, but most regulations were written before the process became widespread. In those cases, regulations may need to updated to reflect new situations. However, "there isn't the need for new regulatory frameworks," Groat said.
  • News coverage of the controversy has been "decidedly negative," and few media reports mention the scientific research related to the process.
  • Surface spills of the fluids used in the fracking process were judged to pose a greater risk to groundwater sources than the fracking itself.

The Energy Institute said its report was conducted using general university funds, rather than specific grants from energy-industry companies or environmental groups. However, the institute said the Environmental Defense Fund assisted in developing the scope of work and the methodology for the study. The EDF said it reviewed drafts of the report during the course of the project but did not contribute to its conclusions.

Not the final word

Scott Anderson, senior policy adviser for the Environmental Defense Fund's energy program, discussed the report in a blog posting published after the report's release. "If the problem isn't hydraulic fracturing, then what is?" the headline asks. Here's some of what Anderson said:

"As has been the case in other inquiries, the University of Texas study did not find any confirmed cases of drinking water contamination due to pathways created by hydraulic fracturing. But this does not mean such contamination is impossible or that hydraulic fracturing chemicals can?t get loose in the environment in other ways (such as through spills of produced water). In fact, the study shines a light on the fact that there are a number of aspects of natural gas development that can pose significant environmental risk. And it highlights the fact that there are a number of ways in which current regulatory oversight is inadequate."

Anderson said the report deserved widespread attention, but "it is by no means the final word on these topics."

Groat said the report was based on a review of previously published data rather than fresh field observations. "We did not go out and measure things," he acknowledged.

He said further studies will be conducted into the atmospheric and seismic impact of hydraulic fracturing ? two much-debated environmental issues that were not addressed in detail in the newly issued report. The Energy Institute also plans to conduct a detailed case study on groundwater contamination in Texas' Barnett Shale, as well as a field investigation into the effects of shale gas drilling on the water above and below fracturing sites in the Barnett Shale.

"Certainly more work needs to be done," Groat said.

Grayson & Grayson LA Personal Injury Lawyers to Offer Legal ...

L os Angeles, CA, February 16, 2012 ?(PR.com)? California drivers under the state?s law are obligated to stay at the scene of an accident they have caused or been involved in and cannot run from the scene of accident or when they have hit an object, property or person. The accident often times causes personal injury which is a compensable offense and the driver is legally compelled to stop and exchange insurance and identifying information for and recompense the loss occurred due to his or her negligence. Since injuries caused as a result of a hit and run come under personal injury litigation, Grayson Grayson (http://www.markgraysonlaw.com/) personal injury lawyers will now be offering their legal expertise to assist victims of hit and run cases get just compensation.

Hit and run cases may result in permanent damages or serious injuries to a person and if the driver flees from the scene, he or she can be criminally charged with a hit and run. The charges could very well go up to be of felony or misdemeanor in case of very serious accidents and incarceration is also possible. However, it?s not easy to identify culprits of hit and run cases as tracing negligent drivers is not easy. Victims have to rely on witness accounts and other clues to find the driver and press charges.

Mark Grayson from Grayson Grayson law firm emphasized the need to pursue hit and run cases legally and commented, ?A hit and run case is among the more complicated injury scenarios. The victims not only have to bear the trauma of injuries but also go through the stressful search for the perpetrator. If you?ve been the victim of a hit and run, you should contact the local Law Enforcement Agency immediately, and definitely within 24 hours of the accident. They can be extremely helpful in tracking down the driver who fled the scene and a formal accident report filed with law enforcement may be required in the event there may be an uninsured motorist claim. There may be extreme damage done to property or an individual may suffer serious injuries as a result of the accident. In either scenarios the repercussions have to be borne by the one on the receiving end of damages. That?s why it?s important that once the victim has identified the responsible driver that caused harm perfected an uninsured motorist claim, he or she timely files a claim and demands just compensation.?

Hit and run cases should be handled by professional LA personal injury lawyers. Personal injury attorneys are qualified to take up motor vehicle accident cases, car wrecks as a result of negligent or wrongful operation of a vehicle where drivers leave the scene of accident.

?Lawyers representing hit and run culprits try really hard to get their clients acquitted of felony charges and get them reduced to misdemeanor, the sentence for which often times lets the negligent driver get away with community service and a small fine. Experienced personal injury lawyers on the other hand will fight for the just claim and ensure that victims have been fully compensated for the loss suffered by them.?

Correction: Whitney Houston story (AP)

BEVERLY HILLS, Calif. ? In stories on the death of Whitney Houston sent Feb. 12 and 13, The Associated Press incorrectly reported the name of a song she sang in an upcoming movie. The title of the song is "His Eye is on the Sparrow," not "Her Eyes on the Sparrow."

Home Living: Handmade Notebooks and Scrapbooks

by Ernest Walbourn (English 1872-1927)

Take a look at the cardboard backings that come with stickers and other products, which have a punched out hanger area for displaying in the stores. Instead of throwing them away, try looking at them a different way and thinking of other uses for them. ?If you get two of them the same size, they can be used as covers for scrapbooks or notebooks.

They can be traced on to brown paper from paper bags. Use the cardboard for the cover and the paper bag for pages.

Below is what the cards look like when covered in various scraps. Instead of buying expensive scrapbook materials, try wrapping paper and parts of ?greeting cards, daily calendar tear-off pictures or the lovely floral photographs from seed catalogs.

Trace around the cardboard pieces, including the holes as you see on the left. Trace the same piece on plain paper to make pages.

Brown paper can be used to cover the cardboard, and you can also just use it as a template for tracing your brown paper pages.

Here I have used thin scrapbook papers, gift-wrap and the front of cards.

Put something through the holes to tie the book together, using string or sewing notions.

This one has an end paper on the other side of the cardboard to cover the advertising.

This one is tied with pretty satin wired ribbon,

and ?the inside of the cover is covered with more wrapping paper to make an end paper.

This is tied with piece of curly ribbon that I have in my box of old ribbons and yarn.

This card hanger was covered in glitter paper and topped with a card, and then tied with a white brocade wired ribbon. Wired ribbon is available at dollars stores, 9 feet on a roll for a dollar, and is just as good as anything like it in higher priced stores.

This one is covered in scrapbook paper and tied with narrow tulle.

One of cardboard pieces covered in paper bag material and tied with a canvas type ribbon.

Paper bag scrapbook tied with string.

Uses for these notebooks:

1. They are great for pasting in clippings from church bulletins.

2. Diaries for ?trips.

3. Menus and recipes

4. Small scrapbooks are easy to fill up and only need a few pages.

5. Use one to write a special letter in, numbering the pages as if it were a book.

6. Record beliefs and thoughts and keep it for the next generation. Haven't you ever wished your grandmother had left a special book for you??

7. Place pretty pictures of things you enjoy looking at and make a coffee table picture book.

8. Small books like these make good favors for ladies Bible classes or notebooks for their studies.

9. Use one for a small address book, including your most-used addresses.

10. Place photograph corners in them and some older photographs for family members who are interested.

11. They are so quick and easy for making subject books for you or your children's homeschool subjects: an ancient history lesson with hand drawn maps and notes; a nature-studies project with pressed leaves or sketches and hand-written facts; a mathematics book with all your times tables and measurements to refer to often; a sketch book, ?or a one week diary.

Please click all the photos on for larger views!

Ideas for fastenning the covers and pages together:

Try crocheting a closing in the hanger holes.

Use a colorful shoelace.

Jute rope now comes in colors--check out a site called Hydrangea Home. These ?ropes can be used to tie the books together.

Long wire twist ties from packaging can be saved for this job, but I personally don't like them, as they are not soft and can be sharp.

Raffia also comes in colors. It is a plastic grass that looks like hay, and is strong enough to tie these books together.

Try that big thick yarn you see in WalMart as a tie for hand made books. Look in their craft aisle for more things that could be used as ties.

Cut a long strip of paper and wind it around the holes and glue them down.

It might be fun to use a piece of wired ivy ?if it was miniature. Check the miliner section of JoAnns and find wired stems of flowers which would easily bind this book together.

A strip of flat lace ties easily on these books.

Ordinary thin ribbon works well.

On the books that have a hole punched, thread a large button on yarn for binding and a decorative touch.

Tear a strip of white muslin and use it for a ribbon. It looks great with the fluffy edges.

Cut a piece of fabric thin enough to use as a tie. There is no need to hem it and you can also cut a strip of fabric on the bias.

Chenille stems are okay but like twist ties they tend to be sharp if the wire ends are exposed.

Thin wired ribbon is also good.

FSI's Annual ?Managing your Rental from Overseas? Seminar Helps ...

Arlington, Virginia (PRWEB) February 07, 2012

The mission of a U.S. diplomat in the Foreign Service, as defined by the U.S Department of State, is to promote peace, support prosperity, and protect American citizens while advancing the interests of the U.S. abroad. Moving ones entire life to a foreign country to serve the United States is a noble task that presents many challenges. One such challenge is making sure that your property at home is well managed. The Foreign Service Institutes Transition Center held their annual Managing Your Rental Property from Overseas Seminar on January 11, 2012 to address this challenge by hosting property management and accounting professionals.

The panel of experts at the seminar included Donna Courtney, a property management consultant for McEnearney & Associates, Tim McGrath, owner and Associate Broker at McGrath Real Estate Services, Brian Ridgway, owner and Principal Broker of Executive Housing Consultants, and Jon Nichols, CPA at Huey & Associates.

The seminar began with a survey that revealed that the majority of attendants were single-family homeowners who lived in Virginia and are leaving the country for their assignment in the next six months. The majority had never rented out or managed their property and most feared damage to their property by future tenants.

From this poll, the panelists tailored their topics which included Courtneys, Preparing Your Property for Rent, McGraths Questions to Ask a Property Manager, Ridgways Regional Legalities of Renting, and Nichols Tax Implications of Owning Rental Real Estate.

Courtney, who traveled as a Foreign Service Officers wife, began her discussion by urging attendants to refinance before they leave for their assignments due to the low interest rates. She highlighted three main ways to properly prepare rental property for the open market: conducting preventative maintenance, avoiding liability by getting proper landlord insurance, and presenting your property well so that you attract the best tenants. She also recommended maintaining a maintenance fund of 1-3% the market value of the property.

Next, McGrath reacted to attendants responses in the opening survey by stating, Im starting a coalition to make this more interesting for you! He spoke about his assigned topic, Questions to Ask a Property Manager, as well as how to determine rent. McGrath reminded the audience that having a rental property is a business venture and decisions should be made accordingly. He directly addressed the audiences comments about fearing tenant damage by reassuring them that their greatest risk is vacancy time. His advice to the Foreign Service Officers in attendance culminated in three tips for working with property managers: have trust, have shared expectations, and find a tenant of integrity.

Ridgways topic, Regional Legalities of Renting, focused primarily on Landlord-Tenant laws and hazards for properties. He stressed that it is key to understand the point of view of laws and to always have a good lease onto which you can fall back. In regards to home hazards, Ridgway mentioned lead-based paint and mold/mildew concerns as particular hazards of which to be aware.

Finally, Nichols addressed the financial concerns of the Foreign Service Officers throughout his discussion of Tax Implications of Owning Rental Real Estate. A major component of his presentation included an extensive list of items that can be deducted from a landlords taxes, the difference between cash flow and taxable income, and passive income.

After a brief question and answer session, attendants were able to speak directly with the panelists in regards to their personal questions. While renting out a home is a business decision, every situation is different and needs special attention. Each panelist strongly recommended hiring a professional property manager to handle their property while overseas on assignment.

Truthfully School Loans Are Starting To Be Needed For Many People

In terms of obtaining a college education nearly all individuals can agree with the fact that the fees are generally unbelievable. Actually the most affordable institutions in the nation will add up over a 4 or 5 year stretch of time producing severe financial debt for many who don?t qualify for a number of the better grant programs of substantial college scholarships.

However, the problem lies in the fact that the parents of many standard college students make too much income to be eligible for the free college grants that?s needs based and very few qualify for the limited number of scholarships that are available to students depending on merit. Even among those that qualify competitors and intense and there aren?t any guarantees. Enter the student loan. You will find all kinds of student education loans and regrettably with rising costs associated with university attendence and the growing necessity of a college degree for success in this nation it is becoming a lot more difficult to pay the price that?s associated with higher education.

You?ll notice three forms of financial loans that are generally found for college kids. They include federal student education loans, federal plus loans, and non-public education loans. Every type of loan has pros and cons that are distinctive to that certain loan. Following I am going to give a bit of information about each of the loan types and whom they may advantage. There is certainly three various kinds of education loans, subsidized, unsubsidized, and Perkins financial loans.

For starters, Perkins loans are only accessible to college students who show great financial need. These loans are available in a five percent rate of interest and are available to each graduate and undergraduate students. Perkins loans tend to be extended with the university a person attend and you will be repaid to the university in contrast to the other types of student loans, which are repaid to the lending company.

After that, Subsidized student education loans are financial loans in which the curiosity is deferred till graduation or else you cease to be a qualifying college student. What this means is that while you are accountable for repaying the borrowed funds upon graduating the interest on these loans doesn?t begin to accumulate until your begin repayment 6 months after graduation or your cease to be at least a fifty percent time student of the university. You must qualify based on your income in order to receive a subsidized student loan. While the needs requirements with regard to these loans is not as grave because those needed in order to get a Perkins loan you must still qualify.

Right after that, Unsubsidized student education loans do not require qualification on a requirements basis. You have to be a college student and enrolled at least half amount of time in order to get an unsubsidized student loan. The great news for people who don?t qualify based on needs with regard to other student loan options is this fact type of mortgage is available to any or all qualifying college students regardless of need. The interest upon these loans however begins to accumulate immediately, meaning they can really add up over time.

The reality is, financial loans are financial loans that are taken out by the parents associated with students who need the money in order to include educational expenses. The absolute most that can be borrowed may be the cost of attendence minus any financial aid awards a student has already received. The repayment on these financing options begins Two months after the loan is spread and the payment term can be as much as ten years.

To be able to cover the expense involved in education that go far above what the government recognizes as acceptable college related expenses you can opt to go the path of private student education loans rather then relying solely upon federal financial aid for your education loan source. These loans require that you simply qualify in purchase to receive them based on your credit rather than your need and must be used for educational purposes only. With these particular loans you will need to make sure you study all the small print as different companies provide different problems and different benefits. You must truly take the time and compare prices as well as options before you take out a private student loan and this should be done just as a last measure.

That is correct, lending options for many can be the difference in attending school and obtaining the education you really want and not paying the excessive costs that go along with college. Because of this you need to handle them with admiration.

It can be trouble-free for people young and old to save lots of time and also find out more about scholarships for women online info. Take a look at various wonderful information about scholarships for hispanic women in nursing and various other information and facts.

Warning! Collision imminent!

Tuesday, February 7, 2012

When you are about to collide into something and manage to swerve away just in the nick of time, what exactly is happening in your brain? A new study from the Montreal Neurological Institute and Hospital ? The Neuro, McGill University shows how the brain processes visual information to figure out when something is moving towards you or when you are about to head into a collision. The study, published in the Proceedings of the National Academy of Sciences of the USA (PNAS), provides vital insight into our sense of vision and a greater understanding of the brain.

Researchers at The Neuro and the University of Maryland have figured out the mathematical calculations that specific neurons employ in order to inform us of our distance from an object and the 3D velocities of moving objects and surfaces relative to ourselves. Highly specialized neurons located in the brain's visual cortex, in an area known as MST, respond selectively to motion patterns such as expansion, rotation, and deformation. However, the computations underlying such selectivity were unknown until now.

Using mathematical models and sophisticated recording techniques, researchers have discovered how individual MST neurons function. "Area MST is typical of high-level visual cortex, in that information about important aspects of vision can be seen in the firing patterns of single neurons. A classic example is a neuron that only fires when the subject is looking at the image of a particular face. This type of neuron has to gather information from other neurons that are selective to simpler features, like lines, colors, and textures, and combine these pieces of information in a fairly sophisticated way," says Dr. Christopher Pack, neuroscientist at The Neuro and senior author. "Similarly, for motion detection, neurons have to combine input from many other neurons earlier in the visual pathway, in order to determine whether something is moving toward you or just drifting past." The brain's visual pathway is made up of building blocks. For example, neurons in the retina respond to very simple stimuli, such as small spots of light. Further along the visual pathway, neurons respond to more complex stimulus such as straight lines, by combining inputs from neurons earlier on. Neurons further along respond to even more complex stimulus such as combinations of lines (angles), ultimately leading to neurons that can respond to, or recognize, faces and objects for example.

The research team found that a remarkably simple computation lies at the heart of this sophisticated neural selectivity: MST neurons appear to be capable of performing a multiplicative operation on their inputs. These inputs come from neurons one step earlier in the visual pathway, in a well-studied area known as MT. In other words, the inputs of MT neurons are multiplied in order to get the output of MST neurons. This turns out to be remarkably similar to what has been observed in other brain areas and in other species, suggesting it may reflect a general strategy by which brains process sensory information. "One interesting aspect of the computation is that it appears to be about the same as what other people have found in flies and beetles, suggesting that evolution solved this problem once, at least a few hundred million years ago."

"We developed a new motion stimulus with a morphing pattern flow (e.g. dots on a screen that are expansive, swirl around, circle to the right, contract etc) and recorded MST neurons responding to these stimuli," says Patrick Mineault, Ph.D. candidate at The Neuro and primary author on the study. "We circumvented the issue of increasing complexities of calculations along the various steps of the visual pathway by incorporating known data from neurons just one step earlier in the pathway - area MT, which precedes MST. As we now had measurements of the output of the MST neurons from the study's recordings, and already knew the input of MT neurons, we could calculate the math linking these two functions ? and it turns out to be a multiplicative function." The mathematical models successfully account for the stimulus selectivity of some of the brain's complex motion neurons - which are vitally important in helping navigate us through the world.

Argentina condemns British "militarization" in Falklands (Reuters)

BUENOS AIRES (Reuters) ? Argentina's president on Tuesday accused Britain of "militarizing the South Atlantic" and vowed to complain to the United Nations as tension rises ahead of the 30th anniversary of the Falklands war.

Britain and Argentina went to war over the disputed British-ruled Falkland Islands in 1982, and London rejects Argentine demands for sovereignty negotiations unless the roughly 3,000 islanders want talks to be held.

"They're militarizing the South Atlantic once again," President Cristina Fernandez said in a speech at the presidential palace, criticizing the deployment of British destroyer HMS Dauntless in the area in the coming months.

"If there's one thing we're going to preserve, besides our natural resources, is a region where peace prevails," she said, adding that the Foreign Ministry would present a formal complaint to the U.N. Security Council and General Assembly.

She also criticized Prince William's posting as a military search-and-rescue pilot in the islands, called Las Malvinas in Spanish: "We would have liked to see him dressed as a civilian, not with a military uniform," she said.

A war of words between the two governments has escalated in recent months.

Fernandez, a fiery former senator who started her political career in the Patagonian region closest to the islands, has described Britain as a "crass colonial power in decline." British Prime Minister David Cameron hit back by accusing Argentina of colonialism.

Oil exploration by British companies off the islands has raised the stakes over the sovereignty dispute.

Three decades on, memories of the war remain painful in Argentina, where most people see the decision by Argentina to land in the islands on April 2, 1982 as a mistake by the discredited military dictatorship ruling at the time.

Fernandez also signed a decree on Tuesday to declassify a military report that was commissioned in the aftermath of the 10-week conflict in which about 650 Argentine and 255 British troops were killed.

Luis Suarez returns, promptly kicks Scott Parker in the stomach

Luis Suarez returned to a hero's welcome at Anfield after serving a 10-match ban for racially abusing Patrice Evra. And four minutes after he entered the match as a substitute, Suarez proved he is not racist by kicking Spurs' old-timey white man Scott Parker square in the belly during the scoreless draw (moving pictures here).

Thinking a high ball in Spurs' box would drop for him to volley in the winner, Suarez swung a high boot for it. The problem, however, was that Scott Parker was standing right under the ball and just after he headed it clear, he caught Suarez's boot in his stomach.

Suarez was immediately apologetic, but he was still cautioned by the referee. Scott Parker, meanwhile, just keeps getting kicked. A couple weeks ago, Mario Balotelli was given a four-match ban for stepping on Parker's head. Whether Suarez will be punished further for catching him in the gut remains to be seen, but it might be time for Parker to borrow some protective gear from Petr Cech's house.

4 Insurance Policies You've Gotta Have

I have a love hate relationship with insurance. It?s one of those things that you hate to have but love when you actually need it. Still you hope that you never have to use it which creates this love ? hate relationship which leaves you feeling like you?re just throwing away money hoping that something doesn?t happen that requires you to use it.

These are the types of insurances policies that you absolutely need if you?

Own A Car: Auto Insurance

Drive to <insert destination here>? Then you need auto insurance and there?s no way to get around it since all states mandate that you have it. For most people, not being able to drive a car means not being able to earn a living. Furthermore, should you get into an accident, then you?ll need auto insurance to cover your liability, medical expenses or other damages related to the accident. Check out how to save money on auto insurance here.

Rent A Home: Rental Insurance

Many renters overlook this policy since it?s cheap and never think anything will actually happen to their property. Just like homeowners a policy to cover their property, renters need this to cover theirs. You may be thinking that if something happens to your property in your apartment or rental home that your landlord?s policy will cover it. Not a chance. The landlord?s insurance typically covers the physical properties of the home but not your personal belongings within the property itself.

Luckily, rental insurance is pretty cheap and can start as low as $10-$20 per month.

Own A Home: Homeowners Insurance

Like rental insurance, this policy is a must have if you own a home. In fact, this is mandatory when you a home so this is not optional like rental insurance. Think about it, if every appliance in your home stopped working, would you have the money to to fix all of them? Or what if your home was damaged due to vandalism or some other issues that warranted laying out a wad of cash to make repairs? This is where homeowners insurance comes in to play. Homeowners insurance will pay for the repairs, a new place to live ? temporarily, long term or if necessary, replacing the home itself.

Get Sick: Health Insurance

Without the proper medical insurance, you might as well be one fat medical bill away from declaring bankruptcy. If you have an ongoing medical condition that requires the consistent care and oversight of a doctor, then you?ve probably seen the bills whether or not you have health insurance. Even if you?re in pretty good health, changes are due to an accident or other health issue, you?ll need to see the doctor. At the very least, get a policy that covers major medical issues to avoid a large bill at the end of your treatment.

Optional But Recommended Insurance Policies

Long Term Care Insurance

Many of us aren?t thinking about actually needing this type of policy but it?s best to think about it now rather than down the line when you need it. Should you need long term care in a nursing home or hospice in your golden years then you?ll need this type of coverage to avoid draining your retirement fund or nest egg. This policy allows you to maintain a peace of mind about this expense that you hope never to use but will be thankful that you do should you need it.

Disability Insurance

You probably have this insurance policy through your employer, but it is a good idea to check with HR to make sure that it is actually in force. Make certain to find out how much it covers and if it does not cover 100% of your salary then you?ll need to purchase a supplemental disability policy. Maybe you?re thinking that your emergency fund can cover an incident should you need it. Have you factored in how long you might be out from work? The accompanying portions of the medical bills that will be your responsibility? It?s better to cover those possibilities especially if you are the breadwinner to avoid depleting your emergency fund trying to keep up with the related expenses. This type of policy is typically more expensive to obtain but well worth it should you ever need it.

Compare policies and be certain that you ask the right questions around the types of disabilities that are covered, waiting periods, premiums etc.

Ultimately you need to weigh which insurance policy is right for you and your situation. In the end, if the situations apply, not owning one could cost you more in the long run and it?s better to be safe than sorry.

Do you own every policy on this list? If no, why not?
